Reporting to: Chief Operating Officer of a major Real Estate Developer

ABOUT THE ROLE :-

We are seeking an experienced Market Research Expert with strong knowledge of the Sri Lankan real estate market, particularly in residential condominium developments, mixed-use projects, and hospitality properties.

The role will support development strategy, product positioning, pricing, and investment decision-making through robust market research and analysis.

KEY RESPONSIBILITIES:-

• Conduct detailed market research for residential condominiums, mixed-use developments, hotels, resorts, serviced apartments, offices, retail spaces etc.

• Analyse market demand, supply, pricing trends, absorption rates, and buyer profiles.

• Monitor competitor projects, new launches, and future development pipelines.

• Support project feasibility studies with market demand and pricing inputs.

• Analyse condominium unit mix, sizing, amenities, and positioning strategies.

• Provide market assessments for hospitality projects, including tourism trends, occupancy, ADR, and RevPAR benchmarks.

• Prepare market research reports, presentations, and dashboards for senior management, investors, and lenders.

• Work closely with developers, architects, planners, and consultants during concept development.

QUALIFICATIONS & EXPERIENCE:-

Academic Qualifications

• Bachelor’s degree in Real Estate, Property Management, Urban Planning, Economics, Marketing, Business, or a related field

• Postgraduate qualification (MSc / MBA) in a relevant discipline will be an advantage Experience

• 5–10 years of relevant market research experience in the Sri Lankan real estate sector

• Proven exposure to residential condominium projects, mixed-use developments, and hospitality properties

• Strong understanding of Colombo and key regional property markets

• Experience working with developers, real estate consultants, or advisory firms preferred

KEY SKILLS

• Strong analytical and research capabilities

• Excellent report writing and presentation skills

• Ability to translate market data into clear development and pricing strategies

• Proficiency in MS Excel, PowerPoint, and data analysis tools

• Strong communication and stakeholder coordination skills
